Carrie Girgus, CPM, CAM, established Core group Management, Inc. in 2000 after selling Encore Capital Management, Inc. Core Group is a small management firm that offers personalized service. When you hire Core group you get a strong team leader with excellent communications skills and the proven ability to manage individuals and processes.  

Ms. Girgus as President and owner of Encore Capital directly supervised over 4200 Multi-family units. In that capacity Ms. Girgus established accounting procedures, company policies, and controls to achieve company continuity and individual property success. As President, Ms Girgus evaluated properties for purchase, established budgets, and identified individual property priorities. As the direct client contact for over 30 properties Ms. Girgus communicated the day to day operations and financial position of each property including anticipating future trends, assessing impact, and implementing plans to maximize property performance while meeting the individual client’s investment objectives.

Property renovations are a specialty of Ms. Girgus, having established budgets and
supervised well over 45 million in property improvements. Protecting and improving
the physical asset and value of the property while working within the budgetary
guidelines is always the priority. Creative solutions with sound judgment can be
expected with each project.

In her capacity as Regional Director and Vice President she worked with such large
firms as Capstone Real Estate Services Inc. and PMSI, where she directly and
indirectly supervised over 12,000 multi-family units, including all types of apartment
properties as well as condominiums, and their respective homeowner associations.  Ms
Girgus is knowledgeable in all phases of management having over 27 years of
experience in most of Texas markets, including San Antonio, Dallas, Corpus Christi,
Houston, Austin, San Marcos and New Braunfels.

Carrie celebrated her 25th wedding anniversary this year, she was a child bride. She is
the proud parent of two beautiful children, Kaley, age 21, who has followed in her
mom’s footsteps and is the Assistant Manager at the Mission Ranch Apartments, and
Brandon, age 18, who is still trying to find himself.  The latest addition to her family
and the love of her life is her new puppy Stoli.
